While drawing up the land value maps, special attention was paid to the spatial analysis of the factors which determine the prices and value of a real estate property. The resulting data were input to develop land value maps with the use of cokriging methods. The key environmental factors affecting property prices were greenery, surface water, noise impacts and landscape features. The assessment method was point valuation, and environmental quality was a variable in statistical analyses. The surveyed site was undeveloped land plots in the suburbia of Olsztyn, the capital city of the Region of Warmia and Mazury in Poland. The applied methodology is based mostly on the modeling of spatial correlations with the involvement of statistical and geostatistical techniques. The results are presented as models of selected correlations and thematic maps illustrating the effect of environmental factors on property value.Item type:Article, Access status: Open Access , Spatial analysis of the effect of noise on the prices and value of residential real estates(2011) Cellmer, RadosławThis paper presents the methodology and the results of spatial analyses investigating the impact of noise on the prices of residential real estate with the involvement of GIS tools. The impact of noise on real estate prices in the analyzed area was evaluated by analyses of variance and regression. A map indicating the strength of noise effects was generated with the use of the Geographically Weighted Regression (GWR) technique. Kriging and cokriging interpolation was used to generate a map of housing price distribution where noise intensity was input as an additional variable.Item type:Article, Access status: Open Access , The use of selected spatial interpolation methods for analyzing the worth of land zoned for housing development(2010) Cellmer, RadosławThis study discusses cartographic presentation options for determining the worth of undeveloped land zoned for single-family housing development. Three spatial interpolation methods have been analyzed: inverse distance weighting, local polynomial interpolation and ordinary kriging. The obtained results indicate that the above methods can be applied to develop cartographic maps illustrating land worth where value at a given point in space is determined based on the prices of property in the immediate vicinity, thus satisfying the location-based similarity condition. The study relied on property transactions registered in Olsztyn in 2007-2009.
