Algorytmy estymacji rynkowych wartości wskaźników kosztu odtworzenia i zużycia łącznego nieruchomości zabudowanych

The main and leading purpose of my study was to develop certain statistic models that would help in estimating of market property value, as well as any other land sections of the market value based on the cost associated with both reconstruction and combined wear that has its effect on the wear value of assets. For the purpose this study I adapt thesis that „based on the market information there is a strong possibility successfully to estimate market cost indicators and combined wear value”. My studies included establishing functional relations between reconstruction market cost indicators and combined wear against transaction prices of real estate buildings and then estimating those indicators by using parametric the Gauss – Markov model. In my study I presented certain algorithms for commercial buildings that have similar running time in common and differ in the value of price setting attributes as well as modification of those algorithms for some commercial propertied over different exploitation time. For each of the algorithms there were certain formulas created that enables full in depth analysis of that show accuracy of received findings. The algorithms were verified based on Commercial building examples such as one family houses. For all the examples I came up with value of market indicators, as well as full variance analysis and statistic hypothesis testing of relevance of obtained market indicators. The obtained results helped to formulate some important conclusions showing correctness and fitness of the assumed used estimate algorithms.
