Information system for real estate valuation

Abstract

Celem artykułu jest przedstawienie koncepcji realizacji systemu informatycznego wspomagającego pracę rzeczoznawcy majątkowego. Należy stwierdzić, że obecnie nie ma profesjonalnych systemów informatycznych do wycen nieruchomości. Spowodowane jest to trudnością sformalizowania wiedzy i doświadczenia posiadanego przez rzeczoznawców. Artykuł przedstawia podstawowe etapy analizy rynku nieruchomości oraz podstawy algorytmów ich wyceny. Została przedstawiona struktura zaprojektowanego systemu, scharakteryzowano podstawowe funkcjonalności oraz opisano architekturę fizyczną. Projekt przewiduje realizację systemu w języku Java. Został on wybrany, ponieważ istnieje dla niego bardzo dużo bezpłatnych bibliotek, które można wykorzystać, tworząc aplikacje. Wykorzystanie wielu dodatkowych bibliotek jest konieczne do zrealizowania systemu.

The article presents the idea of an information system to support the work of real estate experts. It should be noted that currently there is no professional systems for real estate valuations. The reason for it is the difficulty of formalizing knowledge and experience held by real estate experts. The article presents basic stages of a real estate market analysis and basic algorithms for real estate valuation. It presents structure of the designed system, characterize basic functionality and describes the physical architecture. The system will be implemented in Java. The language has been chosen because there are many free libraries for Java which can be used to implement applications. The use of various additional libraries is necessary to implement the system.
