Land and buildings register data change as a result of construction process

Abstract

Ewidencja gruntów i budynków jest rejestrem publicznym zawierającym informacje o gruntach, budynkach i lokalach. Rejestr ten, prowadzony w systemie informatycznym, zapewnia gromadzenie, aktualizację oraz udostępnianie danych ewidencyjnych obejmujących zarówno dane opisowe, jak i przestrzenne. Procesy budowlane, w wyniku których następują zmiany dotyczące budynku, mają bezpośredni i pośredni wpływ na dane zawarte w ewidencji. Bezpośrednio procesy budowlane zmieniają dane dotyczące budynków ujawnionych w ewidencji gruntów, pośrednio wpływają na dane o gruntach i lokalach. Różne rodzaje procesów budowlanych, wśród których możemy wyróżnić budowę, przebudowę, rozbudowę czy nadbudowę w zróżnicowanym zakresie zmienią informacje zawarte w ewidencji. Artykuł ma na celu nakreślenie rodzajów procesów budowlanych, wraz ze wskazaniem różnic pomiędzy nimi oraz przedstawienie danych ewidencyjnych dotyczących działek, budynków i lokali, które podczas tych procesów ulegają zmianie.

Land and buildings register is a public register containing information on land, buildings and premises. This register is maintained in an IT system and ensures collecting, updating and sharing of data covering both – descriptive and spatial datas. Construction processes, which result in changes regarding the building, have a direct and indirect impact on data contained in the register. Directly construction processes change data pertaining to buildings disclosed in the land register, indirectly affect the data of land and premises. Different types of construction processes, among which we can distinguish the construction, reconstruction, extension or superstructure change the information contained in the land and buildings register to a different extent. This article aims to specify the types of construction processes, together with an indication of the differences between them and also providing data on land plots, buildings and premises that are altered during these processes.
